I have decided to install an epoxy floor on my concrete basement floor and I am concerned about future mold problems. I am getting conflicting stories from different contractors.

One system is an epoxy/stone trowelled down system (chattahoochee or river rock floor). Once installed, the floor remains porous which prevents puddles. The contractor claims that design prevents mold growth.

The other system is multiple coats of 100% solids epoxy and urethane and that contractor claims that system is more mold resistant because moisture can evaporate more readily and any mold growth can be easily removed since it is not trapped inside a porous matrix.

From everything I have read, mold will thrive where ever there is dirt and water. Since the basement is not usually air conditioned, I have to believe that water will be frequently condensing inside that epoxy/stone floor that sits right on a non-insulated concrete slab. Which means mold will always be there and tough to remove.

I really like the looks of the epoxy/stone floor and they advertise heavily that mold cannot grow on it "by design". I asked about completely sealing the floor with resin but that gets very expensive and the salesman said it is not needed.

But then the coatings salesman swears the epoxy/stone floors are always loaded with mold.

Can you help me sort this out?

The first step with this issue is not to discuss paint systems but to look at what you have now. Tell me something about the present conditons of your basement and floor. ie. are you having moisture and mold problems now? ....if so these need to be dealt with before you even talk about coatings. Give us a rundown on the existing situation. You need to be careful with coatings because they can tend to mask an existing problem, not necessarily solve it.
