i have penicillium mold in my bathroom. it has penetrated the wood framing. the builder wants to use a "paint that will encapsulate the mold" after it is cleaned. I want the materials removed and replaced. is the builder making this up? i have been researching this "paint" and cannot find it on any site about mold remediation. please help

There is NO Need to replace everything unless it is rotten.

If the builder digs into the problem areas, removes the mold, sands down the staining and tests the area to assure you that the mold is gone, then encapsulating the area is the right procedure.

Be sure to have it tested before signing off on it.

I agree. You have to clean it and sand down the spores embedded in the wood. Then your can use a mold prevention application to seal the wood to prevent further growth.

Remediation is not a process of tearing everything out but salvaging what you can and cleaning the mold off of the items that can be cleaned.
