Well I am looking at buying my first home. It was built in 1978. It had some foundation repair done in April of this year. There were 5 piers put in one corner of the house. Is this normal? I just wonder if it is okay to just do one corner rather than stabilize the whole house.

Also, I had a home inspector check out the whole house. He said there were signs of foundation problems, but he would not say if he thought they were before or after the foundation repair. My thought is that of course there are signs, that is why it was repaired.

Thanks for any help.

You could very well be right and it appears your inspector was being honest with you.

Unless you have the history of the house and or can talk to the people who made the foundation repairs, you can't tell whether there are more problems with the house without doing some investigation. My advice would be to hire an experienced building contractor to do this. Someone familiar with the area and soil conditions.

I did speak to the company that did the foundation repair. They showed me the elevation measurements for the rest of the house, and stated that corner was the only corner with problems.

As a rule we would expect a house built in 1978 to have finished settling long ago, but that's not always the case. Soil conditions, flooding, unusual weather conditions all could cause settling years after a house has been built.

If this contractor is reputable you need to trust what he is saying or get another opinion.

Hope this helps.
