We're getting ready to build a 10,000+ sq ft house in south-central Indiana, and planned on doing it in a combination of stone and stucco. Our architect automatically put DriVit into the plans, and since I had never heard of it I assumed it was some brand name for stucco. Then my builder said he didn't want to work with DriVit because of the problems with cracking and moisture, and that many insurance companies didn't cover it. I then asked my architect, who said that there used to be a problem with DriVit but that they'd figured out how to prevent the problems and insurance companies didn't have a problem with it now. And in addition, in my area it's almost impossible to have true stucco because of the temperature changes between winter and summer and the related cracking. I don't know who to believe! Which way should I go?

Dryvit is an EIFS (Exterior Insulation Finish System) which essentially puts the the building finish and the insulation on the outside of the building.

It is very energy efficient because the insulation wraps the structure. Once installed it is imperative no water gets into the walls because it will not dry out.
Therefore, it is absolutely essential this system be installed by fully qualified people. There are those who think they can but really can't so don't be fooled.

In many areas for your insurance to remain valid, you must have an annual inspection and maintenance needs to be immediate.

This system depends a lot on caulking to maintain the seal of the cladding (EIFS) and this is generally the weakest part of the system.

I would check with insurance people in your area for restrictions.
