I was wondering how long is too long to live in black mold condtions before it becomes fatal or chronic irreversible illness occurs from it? My husband, my 10 yr old daughter and myself have rented the current house we are in for alomsot 4 years (we only moved here because ours burned and this was the only available one on short notice). The mold is so bad is grows on the outside, front door and brick, and on the inside it grows in the kitchen cabinets, through the air vents in the floor so often I have to clean them every 2-3 weeks because they are so thick with mold, at one point I was rearranging furniture and discovered two 12ft tall wood bookshelves were covered with the mold on the back and underneath, a tabletop computer was destroyed because it was growing so thick inside and several other pieces of furniture. My family has had chronic respiratory illness (sometimes I wheeze so bad it feels like I am barely getting enough air in), sinus problems at all times, headaches; strep (my daughter has had this over 25 times since we have lived here) we all seemed extremely fatigue and numerous other illnesses. There was pipe that burst and had to be fixed. When the air conditioning people can to fix the air (that was caused from the leak) they discovered the 1/2 the ductwork had fallen off and the mold was so thick that it would have to be completely replaced. They sent my landlord the results and very strongly recommended replacing it all. I wrote spoke with my landlord after I didn't hear from him and he told me he could not afford the $4000 it would cost to replace it but he would see what he could do. Well he worked on it himself for 30 min. one day and said he replaced it all (which I know he didn't because he didn't take anything underneath with him nor did he come out to get anything except when he left) I have been looking to a new place but with our house that burned we lost everything and had no insurance and I have haven't been able to work for quite sometime because I have 2 broken feet and have had surgery. And I can't afford to get a new home but yet at the stake of my family and my life I can't afford not to. Does my landlord by law have to have the mold removed or is he not responsible for it? And can he be held accountable for all of the medical bills spend and personal items destroyed by the mold (if determined to be black mold or the toxic kind) since I have a numerous occasions informed him of the problems it is causing us?

FRom what I read you folks are in distress. In my region, all you would have to do is inform the regional health department to get some action. If they couldn't get the landlord to do anything, they would help you find another place and condemn the house. This often will get the landlord off his duff and force him to fix the house if he doesn't want it condemned.

Unfortunately the laws are different in different regions. Check with your city hall or the local fire marshall for some ideas on what action to take.
