Not sure I understand what you mean by the basement has 5ft of water. Just because it’s a sheriffs sale doesn’t mean it will be a good deal. If you have time, get some expert advise on cost to repair. Then deduct this from market value of the property when fixed and see if it looks like a good deal. If you have the know how and equipment to do the repairs, this is where it can become quite viable. A lot of people panic when they hear the word mold, but this doesn’t have to be. Sheriff Sale unregistered

Hello,I am looked at the possibilty of purchasing a house at a sheriff's sale. The problem is the basement has 5ft of water. I have not noticed a srong musty smell. The house needs a new roof, but I did not see any signs of mold on the main floor, but wonder if I should invest in this house since I can get to the basement. I know the foundation needs repaired... BUT?
